Occupied Staging is the process of using your furniture and objects in new ways to accentuate the house's major selling points and create a neutral yet memorable impression on the greatest number of buyers. Professional staging also creates a feeling of spaciousness, light, and welcome through a variety of key techniques. Using buyer's psychology through design I help buyers envision themselves living in and falling in love with your home.

In-Home Staging Consultation
The in-home staging consultation is typically two hours (or more for larger or more complicated consults). We will discuss your needs, budget, timeframe and expectations. I will review your curb appeal, tour your entire home, and determine the best approach to staging your home. Depending upon your budget, I may suggest lighting, paint, minor repairs and/or updating, cleaning, depersonalization, décor and more. I may provide suggestions on what to remove or rearrange to maximize the square footage and flow of your space. I follow up the consultation with a comprehensive written report of what should be done in each space, including the top priorities and other helpful documents to get you started. From there, you can either DIY the staging yourself or you can hire me for professional staging of your home.
Professional Staging Service
Once you get the written report, but you aren't ready to DIY the staging or don't have the time, you can hire me to execute the plan. A professional has the expertise and objectivity to effectively achieve the goals. Together, we will get your house ready for listing.
Photoshoot Staging

Most buyers begin their new home search online, scanning hundreds of listings and visiting those based on photos that made an impression. Getting the photos just right for your listing requires an extreme attention to detail as the camera will pick up any and all those little flaws you may miss. Hiring a professional helps ensure that every room is staged to its maximum potential.

Staging Enhancements

When you are staging your home after the consultation, you may look around your house and realize you don't have an accessory that will put the finishing touch on a room. You can do without that item, buy it, or you can rent the item from me.
